Be very careful -- transactional stuff like that (ownership vs. contracts) varies greatly state to state AND California has very very *different* definitions of such things than in other states. The California definition of dogs as "property" is hugely different.
Additionally, contract enforcement will also be impacted by the county you live in (and county law may differ from state law in "interpretation" and may take precedence).
Sorry, I'm a legal secretary and have been for over 15 years. I've done both litigation and transactional law. Honestly? An attorney wouldn't answer this unless they were from California simply because they know how widely the laws differ.
Suggestion: Call an attorney (usually smaller offices rather than larger ones) and simply ask to buy 1/2 hr of the attorney's time. They may be able to do it right over the phone and bill you or do a credit card, or may ask you to come in. You'll likely get way more than you time's worth and you will be able to rely on what you learn.
