As a buyer of several houses so far, I think that's terrible. The dobe in the basement that is. I understand the not wanting to fix anything that's wrong, but you always have the option to give them money off or say as is. We gave a little money off on the last house we sold but we knew about the big problems. We said if you want it, then we'll give you x dollars at closing but are not fixing anything else. We fixed minor stuff but didn't want to go through the hassle of fixing the mold in the attic before moving! Unless it's major major stuff, don't worry. We bought a house with leaky basement, termites and soft roof.
The termites hadn't caused damage to the house yet, so we have termite treatments around the house. The soft roof is not a problem according to a roofing guy and the basement has now been fixed.
I have been very thankful to inspectors on a couple houses we looked at. One was a HUD home and we knew it would have problems besides the obvious, but the number of major problems was too much for us to handle, so we backed out. I'm talking termite damage, plumbing problems, flooring problems, window problems, etc etc....
