    On the cause way going to the ferry to get to ransas--it is several small islandts linked with bridges, and is narrow--thre houses suddenly show up on the by front on that causeway--public land.    Then i read in the paper you can built a house on this type of land, and you can own your house, but you do not own the land.  If I am going to own a house and am dang sure going to own the land it is on.
     
    My one brother lives in one of those gated communities and that is another place I would enver live.  There are so many rules--everyone has to have Bermuda grass, no houses on a street can be from same blue printl  If the house bakcs u8p to any of the small lakes--and my brother's does--the fence over lookint he lake has to be wrought iron.  The fences along the sides and the front from corner of house to side fences has to be 4 foot boards and the two two feet have to be lattice.  If your lot does not back up to a lake, the entire fence has to be like this.  Trash cans must be femoved as soon as possible after trash pick up.  No bikes or baketball goals can be in the driveway after dark.  You can have 2 cats and 2 dogs.  and on and one.  No kinda of life for me.I am so sorry you are in this pickle and ihope things can be worked out so you get to keep both dogs.  I can't imagine  having to give one of mine away.

    Your DH signed, you didn't and they didn't tell you before he signed? Well if it is a house take her with you then tell the owner that you are waiting for the rescue to contact you because you were unaware of the policy or you would not have signed.

    If worse comes to worse maybe the rescue will send your email to the new owners so you can stay in touch to find out how your dog is doing. I know I have done this for people in the past especially if they had children that were also heart broken. I do want to tell you that I have seen people have to replace their loving pets for all different circumstances and till people  are in the same situation they don't know.

    Good for you to be looking so hard to find the right place for your dog, there are to many people out there that would just dump their dogs off at the Humane Society or other shelters that is why they are so full. Irresponsible owners and you are not one of them!

    Forpaws, what you are talking about the doctors letter and stuff? That's not a therapy dog- that's called an Emotional Support Animal. Not a service dog, doesn't have public rights or anything, and I'm not sure that Liv meets the requirements- they're not that stringent though, so she might.


    Emotional support animals are a type of service animal.  Disabled people have the right to accomodations, and *IF* Liv's doctor felt her emotional needs met the definition of a disability under federal law, he or she could right a letter stating that.

    This, however, is a U.S. thing and not a Canadian thing.  I have no idea at all about Canadian laws.

     If you have a doctor that feels your life is limited by a disability and your dog helps you then you might qualify for an emotional support dog. The difference between a service dog and an emotional support dog is this:
    An emotional support dog helps a person with a disablity but does not require the training of a service dog. The two benefits are that the dog is allowed to accompany you on a plane next to you and you don't have to pay pet fees, as well as the allowance into no-pet homes.
    A service dog is a dog that is trained to mitigate the life-limiting disability of the disabled handler. It can accompany the owner in public but should meet the standard of the public access test. There are lots more things about service dogs but that's not really the point.
    Millie is my service dog.
    ETA: Opps, I see you are in Canada, I know service dog laws are different (less lenient usually) and I don't think ESDs exist; at least I haven't heard og any.
    I could never buy a house if I couldn't take my dogs.

    If I was you,Iwould not give up any dog until this whole mess is straightened out.Even if you have to have a family member watch the dog or dogs,I would not give them up. This whole thing does not sound right. Is this a trailer or what? I mean, my mother owned a mobilehome,but paid rent on the lot.Didn't you have an attorney look over the paper work and if not,you should.Again,I would NOT give up those dogs until this situation is straightened out.

    Please don't do anything with your precious pup until you figure things out. I cannot imagine being in this situation. I could never move to a place where I couldn't have both of my girls. This is a really sad situation, but maybe it will have a bright outcome. I hope it works out well for you and your pup!!!

    I wouldnt give up your dog either.Surely if you are buying this house,not renting,they cant throw you out like a normal rental landlord can.I cant see how anyone can kick you out of your own home. But whatever,you have 2 small dogs which are easy to disguise....

    Although i'm still confused on how someone can buy a house but not the land it is stood on. Why not buy a house with a normal yard where the whole package is yours??

    All I can think of... for your situation is:
    Have someone else register the dog in their name (mother, friend, sibling, etc.)
    That way, when the 'landlord' comes by, you are just watching the dog for a friend. You can show the paperwork, and still keep your dog. I don't know if that will work for you, but it's worth a shot I think! We had someone down here with 6 dogs, registered them to a different address, and was able to keep them in a home where only 2 dogs were allowed, because in the eyes of animal services, they did not live there and there was nothing they could do.
     
    hope it all works out for you and your dogs! I couldn't imagine getting rid of Casey or any of my cats.

    I have never heard of a property you didn't own when you bought the home. Can you get a lawyer? Sounds bizarre. I would find a way to keep the dogs.

    It's like owning a trailer home. You own the actual 'house', but not the lot that it is on. That's the only way I can think of to explain...
    or it can be compared to a business. The local skating rink here is owned by a family. However, they do NOT own the land, a bigger corp. owns the land. The family can do whatever they want, inside the building, but the outside must be run before the board. The plus side of this is they get lawn care =]
    I'm not sure of the exact circumstances that the OP is in, but this is how I am thinking of it - hope its at least partially right!

    I say your best bet is to just keep you dog from walking on the land you don't own - since she's small you can carry her to public property for walks and such. Seriously I doubt the people who own the land could do anything about it if the dog doesn't touch their property...

    Just wondering---what happened to Liv? By me it's almost 11:00P.M.  You'd think she would have known something by now---I hope she didn't give her dog away.Does anyone know anything?[sm=asking03.gif]
