    House Hunting with New RE Agent

    Well, my good real estate agent had family emergencies that took her away from her work and she can't work with me anymore. So she referred me to another woman, who I'm not so crazy about yet, but I'll give her a chance.

    As soon as she heard I didn't have thousands of dollars of earnest money she expressed doubt that I could even make an offer that would be taken seriously.

    Then she started talking about how she was so busy. I asked if she was saying that because she thought I didn't have enough money. Of course she backpedaled....

    I'm going to pursue land-sale contracts and lease-to-own and whatever else I can do. I'm very, very frustrated and fed up. I'm starting to have thoughts of giving up! I don't WANT to give up!

    I still haven't heard from the landlord whether he's accepting my rescinding of the notice or not.

    On the good side, I actually slept through most of the night last night, the first time in three weeks I haven't woke up every 2 hours, and got more than five or six hours sleep....

    Don't worry about your landlord, its almost winter and Alaska may have tenant laws that prevent your landlord from forcing you to move during winter months.

    thousands in EARNEST money? LOL...I think we put what $150? maybe only $100 down for earnest money....that's typical here, BUT we (just us personally) also put 20% down on anything we buy to avoid PMI.
     
    Is that an Alaska thing the earnest money? Anyone else out there have markets where a lot of $$ goes in with the offer? That's weird to me, thought that was mainly a gesture not a huge part of the offer.

    Yeah, it's some kind of Alaska thing. My son put $500 down on the house he bought last spring in New Mexico.

    Up here they let the OWNER decide how much earnest money is acceptable, so of course all the greedy pants do is ask for 2%. On a $200,000 house you do the math. It's ridiculous.

    I told her I would put $500 down and she told me I couldn't buy anything.

    Yeah, I'm jettisoning this RE agent already. I KNOW she doesn't want to work with me. I'm not rich, so therefore I'm not someone she wants to work with.

    I wrote back to my original person, who I would really really rather work with, and asked if she had anyone else she'd recommend. But she's getting ready to leave town indefinitely, so I'm probably on my own.

    Well. This has been SOME day.

    I found a house I was very interested in seeing at 8:30 this morning.
    I called the realty that had it listed and left a message. I didn't figure I'd hear from the
    agent who had insulted me.... And then lo and behold she emailed me with the complete
    listings of the things I'd sent her two days before.

    Okay. So I called her and told her I wanted to see that house I'd just found.

    To make a long story short, she apologized and I put in an offer on this house.

    I'll know by 9pm tomorrow if they accept my offer. She thinks they will.

    It's NOT two bedroom by ANY stretch of the imagination, by the way. There is an upstairs
    loft that is a great big room, there is a miniscule bedroom just barely big enough for my
    double sized futon, a kitchen that is going to be a REAL challenge (and no stove, I have to
    buy one and put in propane, I can't stand electric stoves), and a "livingroom" that is
    just big enough for my dinette set.

    It's TINY. It does have a storage shed, and comes with an acre of land.
    It's built very well, and finished nicely inside, though I'm tempted to tear out the walls of
    the "bedroom" and make it one big room.

    I'm not even really believing that I'll get it. That way I can sleep tonight. It's NOT my
    dream house. But it will do.

    Congrats!  I hope that it all works out for you and that even though it isn't your dream home, it will be a perfect home for you to live in.  Things work out for reasons.  I hope the best for you!  It will be hard to rest until you know whether they take the offer or not.  Then there is the inspection.  It gets really hectic after that!

    Actually, there has already been an inspection. The woman only bought it less than a year ago (so she's probably going to even lose a little money) and has to move Outside due to family reasons, poor thing. So she doesn't want to sell, but decided she'd rather do that than rent it out, I guess.

    It will be an okay place. It's just too small. I was thinking about the kitchen this morning. It's going to be a nightmare to try to find enough room just to put stuff away. And EVERYTHING else will have to be carried up a flight of stairs to the upstairs loft, because that's the only living space! Ah well. It IS nice in the loft, though. I can't wait for Sofia to run around in the empty house, LOL.

    I also have to find a way to build in money to build a fence ASAP.

    Of course first I have to get a stove, I have to be able to eat.

    So if they accept the offer, the first challenge will be to get more money out of my banker so that I have some so I can do vital things that HAVE to be done.

    IF they accept the offer. I'm not looking any farther than that. Scott thinks I'm going to get the place. But after that last fiasco, I'm not making any assumptions at all.
